Between us we have spent years as the client — as a landlord dealing with agents, and in work where clients are promised things in writing and expect them done. We set up Cardiff Modern Living to run lettings the way we would want our own property looked after.

That means a realistic rent figure rather than a flattering one. Every cost in writing before you commit. A monthly statement you can read in a minute. And the same two people from your first email onwards, so you never have to explain yourself to a new name.

It is a simple standard: say what will happen, in writing, then do it.
